WELCOME TO COTTONWOOD PALO VERDE
*Cottonwood Palo Verde at Sun Lakes
is an age 55 and older housing community
in accordance with the Arizona and Federal Fair Housing Acts.
Organized as an Active Adult Community the CC&Rs provide that the Association must require that at least eighty percent (80%) of the units in Sun Lakes No. 2 be occupied by at least one person fifty-five (55) years of age or older and that all units shall be occupied by at least one person forty (40) years of age or older. No person who has not yet reached his or her nineteenth (19th) birthday shall reside permanently at Sun Lakes No. 2.
Homeowners who are renting their property, Renters, and Rental Agencies need to be aware of the Association requirements regarding rental of properties and use of amenities.
Homeowners who rent their property must complete and sign a Cottonwood Palo Verde Rental Agreement and pay the rental processing fee (see below). A Renter Packet is provided to renters when they pick up their Renter ID Cards at Homeowner Services. Homeowners can pick up A Renter Packet as well to keep at their rental property.
NOTICE
A homeowner who rents their property Effective February 1, 2015, shall pay a twenty-five dollar ($25) Rental Processing Fee for each rental transaction. The Rental Processing Fee shall be paid at the time that the rental agreement is submitted.
A homeowner who rents his/her property to a 'long term' renter (renting more than 12 months) is required to submit yearly, a new association rental agreement.
